"Balancing Business, Fitness, and Family: The Journey of Matt and Hanna Cunliffe"
Balancing business, fitness, and family life is challenging. However, Matt and Hanna Cunliffe make it look effortless. They are the power couple behind Mortgage Choice Brisbane City & Newstead and The Proper Group. They’ve built a thriving business while keeping health and family at the center of everything they do.
Their journey—from a chance meeting on the Gold Coast in 2011 to running multiple ventures and raising two kids—shows that success is about more than hard work. It involves the right mindset, a supportive team, and a healthy training environment. Teneriffe Athletic Club has become their go-to place for staying physically and mentally sharp. It ensures they bring their A-game to the boardroom and the gym.

Meet Matt and Hanna: How They Achieve Balance in Business and Life
Get to know TAC members Matt and Hanna. They embrace business, fitness, and family life. They juggle multiple businesses while maintaining a commitment to health. They share valuable insights into the property market. Additionally, they discuss the keys to owning your first home. Having the right financial strategy can make all the difference.
How Long Have You Been Working Together?
We have been working together since 2015, initially in mortgage broking. We branched out into property management and founded The Proper Group in Newstead in 2020. Matt now leads the mortgage brokerage business and its expansion while Hanna heads The Proper Group.
Even with our separate roles, we collaborate closely across both businesses.

What Sets Your Mortgage Brokerage Apart?
At Mortgage Choice in Brisbane City and Newstead, we focus on building relationships—not just crunching numbers. Each client's financial situation is unique. Therefore, we take the time to understand their goals and tailor a solution that fits.
Our deep roots in the community give us insider knowledge of the market. We have a genuine passion for helping clients achieve homeownership dreams. A strong focus on culture within our businesses ensures staff wellbeing. This focus enhances the experience we provide to our customers.

What Inspired You to Become Mortgage Brokers?
Matt has been in banking and finance since 2004. He joined Mortgage Choice in 2008. In 2015, we bought the business where Matt worked. We believe owning a home is more than a financial investment. It is also where memories are made and futures are built.
Seeing our clients’ joy when they receive their keys makes the hard work worthwhile. We are passionate about guiding people through the mortgage process. Our goal is to make homeownership a reality, not just a dream.
The Journey into Music Production
We also own a music production studio in Fortitude Valley. While we aren't musically talented, we've always loved music. A chance encounter with musicians seeking a creative base sparked an idea. We became partners, using our mortgage expertise to secure funding and our property management skills to oversee operations.
Today, 4000 Studios is a thriving hub with 14 production suites. It provides a space for local artists to hone their craft and allows many world-class performers to collaborate.
Current Trends in the Local Housing Market
The Brisbane market shows resilience. Strong demand and limited supply keep prices competitive. We see increased interest from interstate buyers. There’s also a growing preference for townhouses and units due to affordability. Investors are re-entering the market as rental yields remain high.
For buyers, being finance-ready is crucial. Know your borrowing capacity and get pre-approved. This readiness allows you to move quickly when the right property appears. Don't overlook off-market opportunities. Communicating with agents about your preferences can open doors before properties hit the market.
Key Considerations for First-Time Buyers
If you're a first-time buyer, consider the following points:
✅ Know Your Numbers: Your borrowing power isn't just what the bank says; it's what fits your lifestyle.
✅ Understand Upfront Costs: Consider stamp duty, legal fees, and building inspections, not just the deposit.
✅ Get Pre-Approved: Pre-approval gives you VIP access when house-hunting.
✅ Be Strategic with Grants: Queensland offers great incentives for first-home buyers, but check the conditions.
✅ Consider Loan Features: Features like offset accounts can be just as important as interest rates.
Preparing Financially for a Home Loan
To increase your chances of approval, consider the following:
💳 Sort Out Spending Habits: Lenders value consistency and predictability.
💰 Minimize Debts: Credit card limits can impact your borrowing power, so reduce or cancel unused cards.
🏦 Save Consistently: A solid savings history shows banks you're responsible.
💼 Prioritize Job Stability: Consistent employment is crucial for lenders.
🤝 Engage a Broker Early: We can help you structure your finances and improve your chances.
Common Misconceptions About Mortgages
Many misconceptions exist about mortgages. Here are a few debunked:
❌ "I Need a 20% Deposit." Not true; many buyers can enter the market with as little as 5%.
❌ "Lowest Rate = Best Loan." A low rate with no flexibility may cost more long-term.
❌ "Pre-Approval Sets You." It can expire, and banks may reassess before settlement.
❌ "Investing is Only for the Wealthy." The right strategy can help everyday Australians build wealth.
Hidden Gems in the Local Market
There are still hidden gems in the market. Suburbs like Keperra, Everton Park, and Stafford Heights are growing but still offer value. For unit buyers, areas like Woolloongabba and Albion present overlooked opportunities. Renovators can find undercapitalized post-war homes in Brisbane’s middle-ring suburbs.
Training at Teneriffe Athletic Club
We were searching for a gym that offers more than just machines. We wanted a strong community with expert coaching. After nearly seven years in a CrossFit gym, we needed a place that offered focused strength training. TAC ticks all the boxes. It has become a non-negotiable part of our routine.

Impact of Training on Performance
In March 2024, fitness became a bigger priority. Matt focused on getting his edge back. After a couple of workouts at TAC, Hanna realized why Matt loved it. Now, they both train consistently here.
Physically, they feel stronger and more resilient. Training also helps manage stress, essential for balancing businesses and family life.
Favorite Aspects of the TAC
At TAC, the environment and people create a positive culture. No negativity, just encouragement. The equipment is top-notch, and the layout promotes versatility. It feels like a second home, reinforcing their dedication to fitness.

Managing a Busy Schedule
We treat training as a crucial meeting; it goes in the calendar. We hold each other accountable and support one another. On hectic days, we appreciate coffee nearby at The Woolshed.
Fitness Goals for the Year
Our primary goal remains overall health. We want to become stronger and fitter. We also plan to tackle great walks around Australia. Staying fit lets us seize opportunities that fit our schedule.

Buying a Home vs. Working Out
If buying a home were like a workout, it would be akin to deadlifts. It looks easy, but it requires the right form and patience. A wrong move could lead to financial strain.
Memorable Mortgage Situations
One memorable situation involved a refinance visit about 15 years ago. While discussing finances, their children played nearby. Today, those kids are now financing their first homes with our help. It’s this journey that makes our work gratifying.
Activities Outside of Work and Training
Outside of work and training, we enjoy wining, dining, and exploring. Spending quality time with our children is vital. Matt collects hobbies like they're going out of style.

Dynamic Working Relationship
People may not know about our dynamic working relationship. We make high-pressure decisions quickly. Hanna's thoughtfulness balances Matt's future thinking. Despite a non-traditional educational path, Matt completed the Harvard Business School OPM Program in 2023.

Who Trains Harder?
Who trains harder depends on perspective. Each claims superiority, yet this friendly competition keeps both on their toes. Training together provides opportunities to discuss business, family, and future adventures.
Ultimately, who lifts heavier matters less than enjoying the journey together.
